Statement Related Questions

What are maintenance fees for?
	Maintenance fees cover the ongoing cost of maintaining your resort. This includes the exterior and common areas of the resort as well as the interiors of your Vacation Club units. It also covers all of your Vacation Club service expenses such as reservations, check-in, housekeeping and management. Property Taxes are billed seperately from your maintenance fees.
What is a General Fund?
	The General Fund is a one time contribution that each new owner makes to the ongoing operations of the Vacation Club. These contributions increase the financial strength of the Vacation Club.
How often are maintenance fees due and when will I receive my statement?
	Maintenance fees are billed and due annually. The annual due date is determined by the "Designation Date" which corresponds to the start of your "Use Year." Your statement will be sent 30 days prior to the due date. Property Taxes are billed seperately as the county bills your resort each June.
Were any of these fees paid at the time of sale?
	As a general rule, no. Any fees paid at the time of sale go toward the initial purchase of your unit. The billing and collection of your maintenance fees, Transfer Fee & General Fund are done separately by your Vacation Club
Where can I find an outline of these fees when I purchased?
	These fees are located on your Disclosure Of Fees and purchase agreement furnished to you at the time of sale
This is my first year and I own an "Every Other Year" plan. Why is my maintenance fee for the full amount?
	Maintenance fees are based on the cost of maintaining a unit for one full week. If you have purchased an "Every Other Year" plan and you have the right to book/reserve a full week right away, we will need to collect a full maintenance fee for the first year. All future years will be billed at 1/2 the annual assessment amount.


If I am not going to use my week until later in the year, why do I need to pay my assessment at the start of my use year?
	Some owners feel it is not necessary to pay their annual assessments until such time as they wish to make a reservation for usage. This is not true. Your assessment payments are necessary for the Club to continue the ongoing operations of your Vacation Club. Property taxes must be paid on time. Land lease payments must be paid on time. Employees must be paid on time. Please protect your ownership and make your assessment payment on time.
I own "Every Other Year," why am I receiving a bill every year?
	The designation of “odd year” and “even year” ownership pertains to your right to use the unit. Actually, you own 1/2 of an every year plan. All owners are billed every year. Therefore, you are billed every year for ½ of the amount that is charged to a regular week owner.
May I reserve my week before I receive my statement?
	Yes. You may reserve your week up to 365 days in advance of your desired travel date. If your desired travel date falls in a future "Use Year" where maintenance fees have not yet been collected, we will collect your assessment at the time of reservation (The amount collected will be based on the current year assessment amount with any difference billed and due at your normal billing "Use Year").

Reservation Related Questions

When can an owner make a reservation?
	You are able to make a reservation up to 365 days prior to the arrival date subject to availability of space on a first-come, first-served basis. All assessments must be current before a reservation can be confirmed.
Is it possible to obtain additional use nights at the resort?
	Yes, you are entitled to reserve additional time outside of your ownership week. These nights need to be less than 37 days away from the time you are calling, and you cannot have more than one 7 night stay outstanding at one time. Once that stay is complete, you may book another. The rate for each night will be equal to 150% of your regular assessment amount, prorated for the number of days that you are requesting. You may cancel your additional use reservation anytime prior to 14 days from your arrival date without penalty. If you cancel less than 14 days, you will be required to pay one nights charge. Payment for additional use nights is taken at the time of reservation.
Can I upgrade to a different Unit Type?
	Yes, if the unit is available, you can upgrade 45 days or less from your arrival date. The additional charge will be the difference of the assessments between the two unit types.
If I don’t use my interval, does it automatically accrue to the following years?
	Unfortunately no, There are processes to bank your weeks and use them at a later time. This is where Interval International and the other exchange companies come in. Reserving or banking of weeks is the owner’s option on the account.
How do I bank my week?
	In order to bank your week, you need to make a reservation within your use year, and turn that reservation over to your exchange company. See the enclosed form titled “How to Reserve/Bank a week”
When I want to trade my week, does it matter which week I reserve with the club?
	Generally no, all weeks in Hawaii are in the highest demand as considered by the exchange companies. So a week in May vs. the week that has the Thanksgiving holiday in it will result in the same trading power which is the highest demand. However, the exact week you give to the exchange company needs to be at least 60 days away from the date you are calling them. You don’t want to call them and give them reservation dates that start this weekend.
Is it possible to “Lose” my week?
	Although this is not a common problem, it can happen. The resort operates on floating time for all owners. This gives the flexibility of reserving different dates for every use year, but does require the owner to reserve a date within their “use year” for either banking, or their own use. If an owner does not call or take any action on their account within their “use year”, or calls late in their year, it is possible that no reservations will be left.
Why can’t I reserve the last two weeks of the calendar year?
	The two weeks starting on a Saturday that include Christmas Day and New Years Day are referred to as “Holiday Weeks”. Holiday weeks are a separate two week package sold at a premium price, and those purchasers are automatically entitled to those two weeks. Any unused “Holiday” inventory 37 days away is available to all owners.
I booked airline flights and there is no availability at the resort, what can I do?
	As with most travel arrangements, space is subject to availability. This includes your Vacation Ownership. Owners are on floating time, which gives all owners the ability to book any weeks within the year. At a certain point, these weeks will be fully booked. Please call the Vacation Club to check for availability before you make flight arrangements. We can not guarantee the availability of a week until a reservation is made.
